Default Build Thread - 1700 Sq Ft Addition

Plans are finalized so figured I'd start a clean thread to somewhat document this process for anyone interested.

Structural Engineer should be doing his work this coming week then it will go to bid the following. If prices come in <$250 sq ft or so then we'll move forward, although I'm certainly hoping it's considerably less than that.

Agent for a house we offered on back in November but were $80k apart on price just got in touch with our agent today saying they were ready to move on price. Looks like this may not happen as if they come down as much as it takes we may buy this other house and rent this one out.

Here's the one we may be under contract on before the weekends out if they are serious about dealing now:

Building out here basically starts at $200 sq/ft on average so $250/ft isn't much higher than basic unfortunately.

Looks like we're in agreement on this other house now that the agents have agreed to eat $15k in commissions to make it happen.

This build thread is probably going to turn into a 3 car detached garage build and kitchen remodel instead. lol

The outside looks more modern then the inside. It looks really nice though. And holy cow, $800,000 for that house

Hopefully we'll be under contract tomorrow. Price is all agreed upon, just have to talk to the mortgage guy tomorrow to see how long of a lock we can get without spending extra money as the owners don't want to close until the end of April so they can have it through the end of ski season.

It's probably 50' on either side to the next houses setbacks. Not a ton of space, but enough. Most of the lot is behind the house. We'll probably build a big garage out back and have the drive go around the side then take over the existing garage space for home theater, bar area, etc. The lot next door is actually for sale and I'd consider buying it, but wouldn't want to build on it so it would just sit there which seems like a waste of money.

Some of the finishes are substandard and not our taste, especially for the price, but the layout is ideal for our family and the location is perfect (across street from a park, on the shuttle route for the ski resort, walking distance to community rec center, move theater, etc.).

Living in a ski resort town definitely isn't cheap, and this is one of the less expensive ones to live in!

That's what we'll have to do if we can't go longer than 60 days on a lock without additional cost. I assume we can go 60 which would get it to the last weekend of ski season. We'd close on a Friday and take possession on that Monday if that worked out.

I'm anxious to lock because I can get 3.375% for 30 right now with no points.

Yeah, our houses we had in KC were half the cost and similar size. I will say that although the "finishes" in KC were nicer, the actual build quality wasn't nearly as nice and there were 100 of the same home in the neighborhood. Almost everything out here is a custom build as there aren't big planned developments in Winter Park like there are in KC.

Some of the things that cost money here aren't even needed in KC (heated sidewalk up front, heated patio in back, heated deck off the kitchen, in-floor radiant heat for heating instead of forced air, etc.) and you don't really notice things like that in pictures.

Land acquisition is a lot more too. Lots in this neighborhood are $150k-$200k before $20k in water/sewer hookup fees, 1% real estate transaction tax in town, etc.

I think lots when we lived in Copperleaf in KC were around $65k.
