Default Landlord question...

I recently started renting a nice house in a college town with a huge garage (Rare here). From my understanding the house was recently on the market from tenants that lived here many years. The current landlord scooped it up, painted, all new appliances throughout, etc, and put it up for rent. Cool. Rent is not cheap at $1600/month, not to mention I’m responsible for all utilities and upkeep (Large yard, tons of maintenance heavy tropical plants). That’s fine, I did agree to the lease terms.

Two weeks in, the rental agency emails me this, “The landlord is having a friend drop off a package on the front porch, can you pick it up and store it in the garage? She’ll be by to pick it up in a week.”

What the fuck. I’m paying $1600/month, and she wants me to play postman? I’m paying to rent the space, not her. I don’t give a shit what’s in the package, it’s not my responsibility. She doesn’t live here. What are my options here? I don’t want to touch someone else’s mail. It pisses me off, and sounds fishy. Why wouldn’t she send it to her own residence?

I wouldn’t care that much about paper mail. I reread the email, and she wants me to store it in the garage for WEEKS. Seriously?

I’d probably just tell them that if you’re home and if you have room in the garage, you’ll move it. But that’s me, because I’m generally a nice person. I’d ask what it is first.

But if you don’t want to do it, you could always tell them that you’re not comfortable touching or moving other people’s mail from a liability concern. Worst case, it’s a drug shipment and doesn’t want it to show up at her house. That’s assuming negative intent.

If it's like... a mattress sized package I'd be upset. If it's a 4x4x6 box, that's no big deal.

I don't have a problem helping my landlord out with stuff if it's not an inconvenience for me... or really any human being, for that matter.

I would wait to freak out until you see the package and if it will actually impact your life or not by having it in your (admittedly huge) garage.

I wouldn't have a problem with it. I would let them know that I would put it inside if or when I see it, but I would make it clear that I take no responsibility for the package (being lost, broke, stolen, etc.). I would also hang on to all correspondence and ask for a reply that would acknowledge they received your message offering to help, but having no liability.

I prefer to have good working relationships with those that I choose to do business with. The risk of this being a shady deal sounds pretty low to me, and the inconvenience to you seems to be minor.

How will playing nice, or not playing nice impact your potential future requests from your landlord when you need something done.

True that. Part of the reason I bought this year was because the rental I was in was going to be torn down so they could build more condos. I had an awesome 2bd/1ba half duplex with everything I wanted 5 minutes from downtown. When I decided to start looking to buy, I asked the landlord if I could go month to month past our lease. He said since we were good and cooperative tenants they had no problem doing so. I got to live there for an extra four months with no commitment while I was house hunting and waiting to close. They had to enter our property multiple times for appraisals, land assessments, construction bids, all sorts of shit and we were always pretty chill with them about it. In the end I got to go month to month and got the entire deposit back.

Luckily I'm a homeowner now and don't have to deal with that but being polite and cooperative has always gone a long way for me in the rental game. Even when I lived in Manhattan with 5 other shitheads, I got my entire portion of the deposit back because I did repairs, kept my room and area in decent shape. Everyone else got docked a couple hundred bucks for destroyed carpet, holes in the wall, etc. They reimbursed me for every receipt I provided for repairs I did.

Speaking from the other side, I've always reciprocated with any tenants I've ever had. Shit gets fucked for everybody at some time, so I always wanted my tenants to be as understanding as possible if there were issues. I've luckily had mostly very good tenants and have given glowing references for every one that was a de ent tenant.
