Based on what I paid last time to stain the house and garage when it was smaller I'd say $4k-$5k to do the house and garage.

Apparently the $270/light for 13 lights in the living space wasn't the full cost and was only the led backbox and mount... Waiting to find out how much the actual monopoint fixture that attaches to that is, but holy shit. I wish the electrician would have mentioned that cost to me before ordering them and installing them. If the fixture part is another $200/light I'll have $6000 in fucking ceiling lights in just the living room. I guess lighting architects aren't use to designing for people on budgets...

Roofline set all the way across:



New dining space. Will have bench along that wall and a 96" table that will leaf out to 120".



Roofline across front of house. This will be the grilling patio and has a pass through window into the kitchen to pass food through.



Underside of shed roof over new patio area. Wirebrushed T&G that matches the vertical siding on the house.

Yes $270/light and that doesn't include that actual light does seem high. When I redid a kitchen I couldn't believe some of the estimates I received for plumbing and electrical.

New front roof line. You can see the old there which will get cut out and will just continue into the new line instead of continuing down like this.

Front from drive.



Family room. Kids playroom under stair landing (will be storage when they get older and don't use it).



New dining nook. This is where the big dining table will be with a bench along that back wall.

They finished siding Friday and start painting inside this week. I've been out of town. I'll get some pics of the outside this week as I'm flying home tonight.

Supposedly it's paint this week, tile next, set cabinets the following so we're getting closer.

I've called/left messages for 3 different electric suppliers and not gotten calls back with pricing. I just told my electrician to get them from his supplier since he was able to get the back pieces. I honestly don't know the price, but also don't really have a choice since the back portions are already installed and the drywall is in and textured.

I'll see what pricing was when I get their final bill. On the plus side the entire house will be all new LED lighting as all the cans are LED also. In theory I shouldn't be replacing light bulbs basically ever.

Sided. Overcast day so lighting isn't great. One pic of fireplace before stone.

Current timeline:

Nest few days entire interior primed, ceilings painted.

Next week tile laid, window trim/doors start.

Following week actual paint and cabinets set.

Still have final electrical fixtures, glass for showers/mirrors, etc. We'll be cutting it close but I think we'll be done or at the very least extremely close for move in in late March.

A lot going on, but hard to get decent pictures since it's all dirty and there are tools and supplies all over the place.

House is 95% trimmed.. Can't trim or hang doors in areas that will go from tile to carpet until the tile is fully laid and they can set the height properly.

Some of our old doors we're reusing are in (using all the same type of solid knotty alder doors and trim). Shelving going into closets and pantry today.

Of course the carpet we picked out is backordered until the day we have to get out of our rental (April 14) so we're checking with the building department to see if they will grant us a certificate of occupancy prior to carpet and if not we'll have to pick something else out.

8' pocket doors that separate the kids rooms from the main living space.

With their doors closed, plus these doors closed the kids rooms have 2 solid core doors and sound batted double studded walls plus closet space between their rooms and where any late night noise would be occurring if we had people over for sporting events, etc.
